Partnering with United BNB

To start, we will bring your home to current conditions for our short-term renters. Ex: lockboxes, electronic appliances and new furniture throughout. Getting it completely prepared for the likes of our future guests.

Second, we will incur the cost for professional photos and multimedia mass marketing. Ensuring that we book your home for months to come.

Next, anything that our guests will need or anything that could go wrong during their stay would be directed and managed by us. Leaving you free and clear of normal landlord/homeowner responsibilities.

Lastly, we employ and manage teams of professionals to clean your home prior to each check in of new or returning guests. Tackling the home's various needs from pool service technicians, to cleaners, and ground staff. Leaving the day-to-day responsibilities associated with managing your home to us.

Marketing your Home

At United Bnb Properties, we utilize a wide assortment of marketing tools to provide your vacation rental with maximum exposure. We network with travel professionals across the globe, as well as advertising in several different publications. We build your listing with high-quality HD professional photography, carefully curated, and ordered to meet the precise standards we’ve developed through the years. Our digital marketing team will feature your listing everywhere that potential guests are searching, including top online travel agencies (OTA’s) such as Airbnb, HomeAway, Booking.com to name a few.

Host Protection Insurance

In the rare event someone gets hurt, or their property is damaged during a covered stay at your place, you may be protected with up to $1,000,000 USD primary liability insurance

Updated Security and Home Automation:

United Bnb will install an updated home automation system, called Point Central. This automation system allows us to generate a unique user code for each guest accessing the home. It also connects to the thermostat via cellular service, which allows us to monitor, set, and always adjust the thermostat, saving money and providing peace of mind.

Be Seen In More Places

Once all of the above is executed, we are off! Our first step would be to have our operations team visit the property and assess the full condition of the home and provide you with an Inventory and Inspection Report. From this report, we’ll be able to assess any maintenance items, repairs, or rental compliance items that the property may need before hosting guests.

We would also like to offer to premarket your home. As soon as we receive a signed contract, we can build your web page with stock photos and block out the calendar until the anticipated completion of your home including furnishing. We will note that the pictures are of a model home and actual pictures will be coming soon. We have had much success obtaining bookings even before we have actual pictures.

We make it part of our agreement to use some or all of these tools:

  • Autohost – Automatically screens problematic tenants.
  •  NoiseAware – Noise sensors with the option of 24/7 call center coverage (they’ll make calls if things get out of hand).
  •  InsuraGuest or Safely – Their algorithms calculate risks and provide affordable coverage that goes above and beyond the Airbnb or Vrbo policies.

We will provide you with an updated calendar that shows you availability of the unit. As long as there are no current guests occupying the premise you are free to check out your home as you wish!

If we are in negotiations with you, that means we have done our due diligence in knowing that your area is designed for short term rental usage. Certain zip codes in Osceola county allow short term rentals in certain zones of the county, and you are luckily one of the homes that can leverage this law.

You certainly can market and generate rentals for your home. We do everything we would do for a booking we generate but because of our partnership we will cut our commission in half of the gross rental revenue for each booking you generate. There is no fee for non-revenue generating bookings such as stays for yourself, all we ask is that we clean the home after you check out so that we can set it up with paper goods, shampoo, soap etc for the next guest.
