this is how we do it here

  • When meeting buyer

    • Have buyer review all details in MLS and watch virtual walk through
    • Have buyer drive by the home and check out the neighborhood
    • . Buyer is pre-approved for a loan, subject to an address and appraisal
    • Submit a signed offer, subject to interior inspection within 72 hours of mutual acceptance, including buyer’s pre-approval letter and acknowledgement of all parties
  • When offer accepted
    • Detail seller expenses.
    • Discuss qualifications for the Check the purchase  agreement  for completeness.
    • Counsel you and negotiate the best price for you.
    • Prepare a calendar of key upcoming actions.
    • Explain all details and Maintain rapport and communicate with the buyers agent   involved in the transaction.
 
  • While your transaction is pending, I will…
    • Obtain and review title insurance and
    • Review the inspection report with you.
    • Keep you up to date on the  pending details.
    • Follow up with borrower’s lender.
    • Assist buyer’s  agent with any problems relative to the sale.
    • Schedule and attend  the closing
  • At the closing I will…
    • Discuss the proceeds and closing statements with you.
    • Attend the closing and answer all questions.
    • Coordinate possession of property and keys.
    • Maintain a file ofclosing
    • Explain pay-off.
    • If possible, arrange for payment of expenses  from closing proceeds.
